01 BAULKHAM HILLS (2153)

Hills District.
Family-block specialists.

Baulkham Hills sits at the centre of The Hills District. The area is mostly established family homes on quarter-acre blocks built between the 1970s and 1990s, with knock-down rebuilds the dominant demolition driver. We work right across Baulkham Hills and into Bella Vista, Norwest, Winston Hills and West Pennant Hills.

Most Baulkham Hills knock-downs are straightforward jobs. Wider blocks, established driveways and decent access let us bring in larger excavators and tipper semi-trailers, which speeds the job up and keeps costs down. The original 1970s suburban housing stock from the area's first development boom is full of bonded asbestos: eaves, downpipes, fences, outbuilding roofs and meter boards. We Class B remove it all on every job.

Norwest is a different proposition. The newer Norwest Business Park sits inside the LGA, and we occasionally run small commercial demolitions, retail strip-outs and fit-out clearances there. Same crew, larger gear. The cul-de-sac streets in the older Baulkham Hills estates (around Excelsior Avenue and Old Northern Road) can be tight, but we work them regularly with appropriately sized machines.

The Hills Shire Council CDC process is well-understood. Our team has lodged hundreds of applications and we manage every one free of charge as part of the demolition quote.

03 FAQ

Baulkham Hills FAQ.
Local answers.

The questions we hear most from Baulkham Hills property owners. Got one not covered here? Ring the office on 02 9620 5198.

Are there any restrictions on demolitions in The Hills Shire?
The Hills Shire Council requires CDC or DA approval for any demolition. Tree preservation orders apply broadly to native trees over a certain size. Bushfire-prone block compliance is required in some areas. Heritage overlays exist around Old Northern Road and parts of the Showground precinct. We manage all of this within the quoted price.
Can you demolish in older cul-de-sac streets with tight access?
Yes. The older Baulkham Hills estates from the 1970s have plenty of cul-de-sacs with limited turnaround room. We use mid-size excavators and tight haulage scheduling. Where street parking limits truck turn-arounds, we arrange short residents-only traffic management with The Hills Shire.
Do you handle Norwest commercial fit-out clearances?
Yes. Office fit-out demolitions, retail strip-outs and warehouse de-fits across Norwest Business Park are part of our regular work. We schedule outside trading hours where the building is partially occupied and provide full WHS documentation.
Can you do a Baulkham Hills knock-down in 2 weeks?
Usually yes, depending on council approval timing. Once CDC is approved (typically 7 to 14 days), on-site demolition takes 5 to 10 working days for a standard brick veneer with asbestos removal first. So from first call to clean pad, 2 weeks is realistic for most jobs.
What asbestos is typical in a 1970s Hills home?
Bonded asbestos sheeting in the eaves and meter board is almost universal. Vinyl floor tiles with asbestos backing are common in 1970s kitchens, laundries and bathrooms. Outbuilding roofs (sheds, garages, carports) often have asbestos sheeting. We Class B remove all of it as the first stage of every demolition.
