01 RYDE (2112)

Tight blocks.
Big rebuilds.

The City of Ryde sits in Sydney's inner north-west, and the demolition demand is steady. Most homes coming down here are post-war brick veneer and fibro on smaller blocks than the outer suburbs, with closer neighbours: Top Ryde, West Ryde, Meadowbank, Eastwood, Denistone, North Ryde. Macquarie Park innovation precinct sits inside the LGA, but the bulk of our work is residential knock-down rebuilds.

Ryde has a high concentration of Korean, Chinese and South Asian families, and we run a lot of knock-downs for multi-generational rebuilds, where two adjacent blocks are sometimes amalgamated for a single larger build. That brings its own considerations: service disconnections on two titles, two CDC applications, boundary fence and shared tree removal.

The original housing stock is mostly 1950s and 60s brick veneer and fibro, with bonded asbestos in eaves, kitchens and outbuilding roofs. Less common but more sensitive are Federation-era homes around West Ryde, Eastwood and Denistone, which occasionally trigger heritage assessment at the CDC stage. We manage all of this in-house.

The City of Ryde CDC process is reasonable but inspections can be tight on documentation. We have lodged enough Ryde applications to know exactly what they need.

03 FAQ

Ryde FAQ.
Local answers.

The questions we hear most from Ryde property owners. Got one not covered here? Ring the office on 02 9620 5198.

How do you manage neighbour relations on a tight Ryde knock-down?
We notify neighbours in writing before machinery arrives, run dust control with water spray, schedule heavy demolition to council hours only (typically 7am to 5pm weekdays, no weekends), and keep streets clear of debris and tracking. Most Ryde demolitions wrap up with no neighbour complaints.
Can you demolish two adjacent properties for a single larger rebuild?
Yes, regularly. The site amalgamation process needs two CDCs (one per title) but the demolition can run as a single coordinated job. We sort out the boundary fence removal, shared trees, and dual service disconnections. The build then proceeds on the amalgamated lot.
Do you handle Federation-era heritage assessment in West Ryde or Denistone?
Yes. Federation cottages in pockets of West Ryde, Denistone and Eastwood sometimes trigger heritage assessment. The City of Ryde maintains a heritage inventory. We check whether your property is listed before quoting and advise if there are any restrictions on demolition or partial demolition.
Can you work in tight inner-west streets?
Yes. Tight Ryde streets are routine for us. We use compact excavators for narrow access blocks, traffic controllers for tight street parking, and tight delivery scheduling so we do not block thoroughfares. Streets like Princes Street, Devlin Street and side roads in West Ryde all have manageable access with the right machine.
What about Macquarie Park area commercial demos?
Yes. Macquarie Park has a steady stream of small to medium commercial demolitions: office fit-outs, retail clearances, occasional warehouse de-fits. The work is staged outside business hours where the building is still partially occupied. We handle it with appropriate documentation for City of Ryde.
